Long Island Mortgage Hub: Nassau and Suffolk Property Taxes and 2026 Limits

Updated October 2026

On Long Island, the property tax line often rivals the principal and interest line. A Hempstead, Levittown or Islip buyer can qualify for the loan amount easily and still be squeezed out by escrow, because Nassau and Suffolk school districts carry some of the highest effective tax rates in the country. That makes tax verification, not rate shopping, the first real step in a Long Island pre-approval.

2026 Loan Limits Across the Region

Nassau and Suffolk are grouped with New York City, Westchester and Rockland in the high-cost tier, so the one-unit conforming limit is $1,249,125. Upstate counties work from the $832,750 baseline, and the FHA floor of $541,287 applies to low-cost areas rather than here.

Escrow Is the Real Underwriting Test

A seller carrying Enhanced STAR can show a monthly escrow hundreds of dollars below what a new owner will actually pay. Register for STAR yourself through the state after closing; it is a credit for most new buyers rather than an exemption applied to the bill.

Closing Costs and Refinancing

Outside New York City the Mortgage Recording Tax falls to the 0.75% to 1.25% range instead of the city's 1.80% to 1.925%. The Mansion Tax still starts at 1% once the price reaches $1,000,000, which is ordinary territory in much of Nassau. Long Island closes through attorneys with table funding, and refinances should be structured as a CEMA assignment so recording tax applies only to new money. First-time buyers under the income limits can combine SONYMA financing with a DPAL of 3% up to $15,000.

Model the full payment with taxes included using the monthly payment calculator, test a CEMA refinance with the refinance savings calculator, then read the village-tax detail in the Garden City and Huntington guide or the flood-zone detail in the Babylon and Brookhaven guide. Exemption rules come from NY Department of Taxation and Finance Property Tax and limits from FHFA Loan Limits.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
