Manhattan Mortgages: Co-op Post-Closing Liquidity, Mansion Tax and Jumbo Loans

Updated October 2026

A $1.1 million co-op on the Upper West Side and a $1.1 million condo in Hudson Yards produce nearly opposite closing statements. The co-op owes no Mortgage Recording Tax, because your lender files a UCC-1 against shares instead of recording a mortgage against real property. The condo pays that tax at 1.925% of the loan. The trade is that the condo board rarely says no, while the co-op board can decline you after your financing is already approved.

What Co-op Boards Actually Measure

Liquidity is where strong borrowers get surprised. A file that clears agency debt-to-income can still fail a board review because the down payment drained the reserve account.

Where High-Balance Stops and Jumbo Starts

Manhattan sits in the 2026 high-cost tier, so conforming financing extends to $1,249,125 on a one-unit property, well above the $832,750 Upstate baseline. Cross that ceiling and you are in jumbo territory: fuller documentation, deeper reserve requirements, and occasionally a second appraisal on unique lofts or townhouses.

The Mansion Tax starts at 1% once price reaches $1,000,000 and rises through higher brackets, and it applies to co-op shares even though recording tax does not. Owner-occupants should also file for STAR relief after closing.

Stress-test the payment with the monthly payment calculator, weigh a 7/6 ARM against a 30-year fixed using the ARM vs fixed calculator, and review borough-wide rules in the New York City mortgage hub. Limit tables are published by FHFA Loan Limits and the loan process is outlined by the Consumer Financial Protection Bureau.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
