New York Attorney Closing Timeline: Contract Deposit to Table Funding
Updated October 2026
New York is an attorney state, and that single fact reshapes the entire purchase calendar. There is no escrow company moving the file along. Instead, two lawyers negotiate a contract, hold the deposit, order searches and sit at a table where documents are signed and funds are released in the same room on the same day. Buyers coming from title-company states are often surprised that nothing is binding until both attorneys sign off.
Contract and Deposit
- Offer accepted: the seller attorney drafts and sends the contract, typically within a few business days
- Attorney review: riders are negotiated, and either party can still walk at this stage
- Deposit: usually 10 percent of price, wired to the seller attorney escrow account at signing, much larger than the token deposits common elsewhere
- Fully executed: the seller countersigns, and only now does the mortgage clock genuinely start
Searches, Appraisal and Board Review
With a signed contract in hand, the buyer attorney orders title and lien searches while the lender orders the appraisal. For condos and houses, the search returns judgments, open permits, prior mortgages to be satisfied and any covenant issues. For co-ops it is a UCC and lien search instead of title. Buildings add their own layer, and a co-op board package plus interview can absorb three to six weeks on its own, as outlined in our co-op underwriting guide. A straightforward condo purchase closes in 30 to 45 days; a co-op more often lands at 60 to 90.
Clear to Close and Table Funding
The loan commitment, the clearance of searches and the lender closing disclosure converge into a scheduled closing date. New York closings are table funded: the lender wires to the settlement agent, the buyer brings certified funds or a wire for the balance, and recording taxes and mansion tax are collected right there before the deed and mortgage go to the county clerk.
| Milestone | Typical window |
|---|---|
| Contract fully executed | 3 to 10 days after offer |
| Appraisal and searches complete | 2 to 4 weeks |
| Loan commitment | 3 to 5 weeks |
| Closing table | 30 to 90 days |

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
